How to Buy a VA-Owned Home
How VA-acquired homes are sold, who can buy them (anyone, not just veterans), how offers work through real estate agents, and where the official listings are.
What VA homes are
When a home with a VA-guaranteed mortgage goes through foreclosure, the Department of Veterans Affairs may take ownership and resell it. VA markets these homes through its contractor, Vendor Resource Management (VRM), which lists them online and works with local real estate agents.
You do not need to be a veteran to buy a VA-owned home. Owner-occupants and investors can both make offers.
How to buy
- 1Find a local real estate agent to submit your offer. VA homes are sold through agents.
- 2Search the official VA property listings and review the property details and disclosures.
- 3Submit an offer with proof of funds or a loan prequalification letter.
- 4If your offer is accepted, complete inspections and close within the contract deadlines.
Frequently asked questions
- Do I need to be a veteran to buy a VA home?
- No. VA-acquired homes are open to all buyers. A VA home loan, however, is only for eligible veterans, service members and surviving spouses.
- Does VA offer special financing on its homes?
- VA has offered vendee financing on some acquired properties in the past. Check the listing or ask the listing agent whether financing is available.
