How foreclosure and tax sales work in California
General rules. Procedures vary by county, so confirm with the official office.
California mostly uses nonjudicial foreclosure under a power of sale in the deed of trust or mortgage, and the property is sold by a trustee, often at the county courthouse or civic center.
California is generally a tax deed state: after taxes go unpaid long enough, the county treasurer-tax collector sells the property itself at auction.
Tax-defaulted property auctions are held by each county, usually once or twice a year and often online.
